Because a roof can last many years without being replaced or even repaired, not everyone has experience with maintaining or replacing their roof. From time to time we put together a few of the most common questions we’re hearing and answer them for our customers and potential customers.
As the roof reaches the end of its useful life many homeowners hope for a storm damage insurance claim so they can get a very affordable roof replacement. You may need both your adjustor and your roofing company to answer that. Sometimes the roofing company and the adjustor don’t agree on the reason for the damage. Or they don’t agree whether the damage requires a roof replacement or a repair. If you are working with a reputable roofing company who believes you have a storm damage insurance claim, they should be willing to meet with your adjustor and explain what they’re seeing and why they believe there is storm damage.
Technically you probably can. However, that doesn’t mean you should. There are many reasons. First, if you perform the repair, you could void your manufacturer’s warranty. Second, ladder falls, especially from roofs, is one of the leading causes of injury in the U.S. If you attempt to replace your roof yourself, it’s going to take days or even weeks and you may not be eligible for a manufacturer’s warranty. Plus, your county may make you sign some additional paperwork in order to obtain your permit.
In the case of a storm damage insurance claim, you are supposed to get a roof replacement (rather than repair) if more than 25% of the roof sustained damage. Otherwise, you can look at the roof for missing, misaligned or broken shingles. If you see any of those over the majority of your roof, you need a new roof. Other signs are significant granules in your gutters and multiple roof leaks over just a few years. Age is another factor. Typically, any asphalt roof in Tampa over 15 years old needs replacing.
